Buenos Aires records record growth in real estate transactions

In October, the number of notarized real estate purchase and sale deeds in Argentina's capital grew by 17.2% year-on-year, reaching 7,018 deeds. The total transaction volume increased by 85.1%.

The total number of real estate purchase and sale deeds in the Autonomous City of Buenos Aires (CABA) grew by 17.2% year-on-year in October, the Buenos Aires Notaries' College reported today.

During the past month, 7,018 deeds were registered in the district, while the total amount of transactions carried out soared by 85.1%, reaching ARS 1,175,883 million.

Compared to September, deeds increased by 0.3%, as 6,998 deeds were signed in the ninth month of the year.

According to the Argentine News Agency (NA), the average amount of the deeds was ARS 167,552,533 (USD 114,067 at the average official exchange rate): it grew by 57.9% in pesos in a year, and in US dollars it rose by 8.9%.

Mortgage transactions

Additionally, in October, 1,501 deeds were formalized with a mortgage, with a 59% increase compared to the same month last year.

In the January-October 2025 accumulated period, a year-on-year cumulative increase of 323% was recorded in this type of operation, totaling 12,328 mortgages.

In this context, the president of the Notaries' College, Magdalena Tato, stated that "in October we surpassed 7,000 operations, an event that has only occurred twice since we began measuring in 1998."

She added that "it was only surpassed by October 2006, but it marks the great year we are having." She emphasized: "We repeat again that against all forecasts of a certain mortgage slowdown, it was the best mortgage month of this new credit cycle, because we achieved 1,501 operations in banks."

"Regarding forecasts, it is not impossible that we will close 2025 with more than 70,000 purchase and sale deeds, a figure not achieved since 2007. But for this we have to continue with simultaneity and rhythm and work so that mortgage credit does not wane and generates a virtuous circle," she stressed.
